In order for us to help you when you are in Ecuador...
1.) It is absolutely necessary that you have an Ecuador cell phone
while
we are working
with you here in Ecuador.
2.) We need you to make an appointment with us so that we can be sure the property
you are looking at is available and set up a time with the owners of the property.
For Rentals:
We charge $15.00 an hour to take you around to see properties for rent. Since the rental market in Cuenca is very difficult, (there being a greater demand than supply) the rentals go very quickly.
We charge the first month's rent as a rental commission on any rental contract.
For example, if you have a $500 per month rental that you are going to rent, our fee is a one time charge of $500.

For Real Estate Purchases:
We charge $15.00 an hour to take you around to see properties for sale. The first 3 days of
this fee
is refundable when you purchase a property over $75,000 within 30 days.
We charge a 3% buyers commission fee when selling you property, plus
$200 closing cost, notary fees and registration of the property fees.
Note: Notary fees in Ecuador are higher than in the US and other countries because in Ecuador, a notary is the highest lawyer there is. The notary will charge according to the price of the property.

A word of advice on Ecuadorian business culture…
Ecuadorians are known to be extremely charming, warm and welcoming. It is not uncommon for them to open their homes to you, invite you into their families or go out of their way to do you a favor. All this is done with utmost goodwill and sincerity and is a common part of the social culture.
